Luxury Renovation on Nice’s Iconic Promenade des Anglais: A Contemporary Riviera Retreat

Located on Nice’s iconic seafront, this two-bedroom holiday apartment overlooks the Mediterranean and sits along the historic Promenade des Anglais. Once a simple coastal path created by British residents in 1824, the Promenade has evolved into a UNESCO-listed boulevard that embodies the Côte d’Azur lifestyle. With its rich history, international community, and vibrant energy, it provided the perfect setting for a thoughtful renovation.

Historical Context & Expat Legacy

For centuries, “La Prom’” has attracted visitors from around the world. British aristocrats and European elites built winter homes here in the 19th century, drawn by the mild climate and seaside views. That spirit remains today, with a mix of locals, expats, and travellers enjoying the area’s restaurants, beach clubs, and cultural landmarks — all just steps away from the apartment.

Design Vision: Modern Riviera Charm

The clients, two American business partners, wanted a contemporary, comfortable base for their stays in Nice. The existing 1940s structure offered generous proportions and stunning sea views, which became the starting point for a modern reimagining of the interior.

Key Features:

Spatial Reconfiguration

The floor plan was reconfigured to include an additional bathroom and a practical utility room. The main living area is now open and connected, leading out onto a balcony where the Mediterranean takes centre stage.

High-Spec Italian Kitchen

A culinary enthusiast’s dream, the kitchen features state-of-the-art Italian cabinetry, a built-in wine fridge, and a hob with integrated extraction—ideal for entertaining. Matte concrete tiles in Argile off-white unify the living spaces, while sandy-toned bedrooms echo the coastal palette .

Artistic Accents & International Craftsmanship

Artistic flair permeates every corner: a hand-knotted wool rug from Nice anchors the living area, while Spanish-made lighting casts a warm glow over bespoke Italian wardrobes with ergonomic LED interiors. Furniture curated from French, Dutch, and Spanish designers adds eclectic sophistication.

Monochrome Bathrooms & Luxe Finishes

The bathrooms marry contemporary minimalism with French craftsmanship, featuring marbled tiles that mirror the concrete floors and monochrome fixtures from Provençal artisans. Underfloor heating ensures year-round comfort, a subtle nod to modern luxury.

Bridging Past and Present

The apartment’s design pays homage to its historic setting. The building’s 1940s heritage is celebrated through restored original features, juxtaposed with cutting-edge technology and sustainable materials. Colour schemes—soft blues and terracotta in one bedroom, muted greys and ochre in the other—reflect the shifting hues of the Promenade’s sunsets, creating distinct atmospheres that resonate with the Riviera’s artistic legacy .

A Holiday Home for the Discerning Expat

This project reflects the enduring appeal of Nice — where heritage meets modern living. Just moments from the Art Deco Palais de la Méditerranée and the lively Promenade, the apartment now serves as a welcoming base for its owners to enjoy the best of the Côte d’Azur.
